A buyer’s home inspection has a way of surfacing moisture and mold issues a seller didn’t know were there, usually at the least convenient point in a sale: after an offer’s already been accepted, with a closing date on the calendar.
Moisture intrusion and related issues are among the items home inspectors flag most often, right alongside roofing and electrical systems, and unlike a lot of inspection findings, mold and moisture issues tend to raise concern with buyers well beyond their actual scope, which can complicate negotiations even when the underlying fix is straightforward. A finding that surfaces mid-contract also puts a seller in a weaker negotiating position than one addressed, or at least identified and explained, before the home ever goes on the market.
A pre-listing assessment doesn’t need to be extensive to be useful. Checking common trouble spots, basements, crawl spaces, attic ventilation, areas around plumbing and HVAC systems, gives a seller an accurate picture before a buyer’s inspector finds it first. If something does turn up, there’s time to address it on the seller’s own schedule, rather than under the pressure of a pending closing date.
For sellers who’ve lived in a home for years, this is also simply useful information: musty basements or attic humidity that residents adjust to over time often reads very differently to a buyer walking through for the first time.
